THE CHALLENGE
Dunlap Valley Middle School was the district’s worst energy performing school. They believed that the poor performance was due to the HVAC system’s excessive energy consumption, as the roof top units were running 24/7. The boiler operation was inefficient and unstable, tripping the system and resulting in inconsistent heating, making for a very chilly learning environment.

 

KED SOLUTION : Commissioning and Retro-Commissioning
For the first phase of retro-commissioning, we designed a primary/secondary loop for the boiler, which makes the system operate with increased efficiency and greater stability. We also created an occupied and unoccupied schedule, saving energy as the units would be shut off when the building was not in use. During the second phase, to prevent premature tripping of HVAC units in freezing conditions, we replaced the free stats. The result was improved overall energy efficiency and more reliable, stable operation of boilers and roof top units with less risk of freezing from glycol deficiency.
